How to succeed in Calgary's spring housing market
Winter is more about skis and snowballs than buyers and sellers. But as the warm weather emerges, so does a renewed interest in real estate. Now that hope springs eternal, a little knowledge of the market will prevent you getting snowed under.
While navigating their spring housing prospects, consumers must consider the economy, the local market and their personal situation. Overall economic conditions have seen little change in recent years, with high unemployment and limited job growth. The effect in Calgary is that demand generally remains low, but there are some promising signs.

The appeal of acreages
Out-of-town living resonates for those looking for laid-back lifestyle
Dusty Dancer likes his privacy – a natural evolution having owned an acreage property south of Calgary for nearly two decades.
So he gets the appeal of how some homeowners might be looking to leave the city for a little r 'n r.
"Some have their own nine-hole mini-golf course. You can make it whatever you want to be. You can't do that in the city," said Dancer, president of the DeWinton Community Association.

Listing leverage
Price declines being moderated by lack of listing activity, say experts
The numbers don't lie, but they can be misleading.
Calgary's real estate market so far this year has continued a pattern of year-over-year declines that was first set early in 2015.
According to CREB®, sales decreased by more than 10 per cent up to the end of July from the same time last year.
Yet, perhaps surprising, is the benchmark price is down just 3.7 per cent.

Just like being there
3D technology offers potential buyers round the clock viewing
Technology with its roots in video gaming is now making it increasingly easy to tour a home, or any other space, without leaving your couch.
Online home tours photographed with a 3D camera like the Matterport Pro are so close to being there, about the only thing you can't do is reach out and touch the walls. It's the maturing of technology that was first brought to the mass market in an Xbox game controller.
"Around 2010, 3D cameras were becoming available to detect gestures — the Microsoft Kinect being the best-known example," said Bill Brown, the CEO of Matterport, a Silicon Valley firm that specializes in immersive 3D media, including hardware, software and real-world uses for the technology.

Sellers adjust to buyers' market: CREB®
Reality starting to sink in, says board president
Calgarians looking to sell their homes are slowly coming to the realization that it's a buyers' market and are beginning to manage their price expectations, says CREB® president Cliff Stevenson.
"I think there's still something to the fact that sellers are still adjusting to this – to the fact the pendulum has definitely swung in the buyers' favour. I think you've got some sellers that are obviously taking a bit longer to figure this out than others," said Stevenson, noting CREB® officially labelled it a buyers' market in November 2015 after three consecutive months of inventory increases.

Calgary-based home stager Pam Fieber suggests you start by keeping all walkways — front and back — safe, clean, hazard-free and easy to access.
