An established northwest community that attracts buyers in all stages of life, Tuscany offers a variety of attractions, from beautiful scenery and quick access to nature, to schools, sports facilities and retail developments.

Located on the plateau along Calgary's western edge, Tuscany provides panoramic vistas that embrace the Bow River valley to the south and the foothills and Rocky Mountains to the west.

Bearspaw is part of Rocky View County, a horseshoe-shaped region that encompasses over 16 communities, including the upscale estate areas of Springbank, Elbow Valley and Bragg Creek. Today, Rocky View County has a population of almost 40,000 people, living in 13,620 dwellings, mostly on acreage-type lots, with Bearspaw making up a much smaller portion of those numbers through a combination of farms, ranches, acreages and master-planned communities.

Nestled side by side, the northwest communities of Royal Oak and Rocky Ridge share an abundance of amenities, including grocery stores, community green spaces and walking trails. But two features that make these communities stand out are the jaw-dropping views of the Rocky Mountains and the brand-new Shane Homes YMCA at Rocky Ridge, a 284,000-square-foot health and wellness centre that opened its doors in January.

"The hunger and desire for this type of community space has been long anticipated," said Ken Lima-Coelho, vice-president of community engagement for YMCA Calgary.

The whistle stops, Randy Chevrier will readily acknowledge, had become something of a blur.

Big places, small places, exotic places and so-so places. Across the U.S., back home to Canada and even to Europe. From Jacksonville, Fla.; to Cincinnati, Ohio; to Dallas, Texas; to Barcelona, Spain; to Edmonton; and then to New York.

This northeast neighbourhood shares bountiful amenities, from schools to recreational centres, with its neighbouring communities of Saddle Ridge to the north and Martindale to the west. The three communities seamlessly flow into one another, with no sharp boundaries. The Genesis Centre acts as a hub for all three communities, with sport and wellness offerings for the entire family.

A growing family often means it's time to grow the home as well – a space that once seemed roomy and open often feels cramped once a little one is running around.

Hub living is the name of the game when it comes to new-neighbourhood design in northwest Calgary

When discussing the current trend of building Calgary residential communities around "hubs" (also known as "activity centres" or "nodes"), the phrase "back to the future" seems apt.

"It's about concentrating uses and activities in one area ... It's how settlements and civilizations have been developing forever," said Beverly Sandalack, associate dean and professor of landscape architecture and planning in the University of Calgary's Faculty of Environmental Design.

"It fell out of favour post-World War II with the over-reliance on the car, but, except for this 50-year aberration, main streets have always been the centre of community activity and business."

Bringing people together sets new rec centre apart

Building a community and building a sense of community are two different things. The City of Calgary understands that distinction, and the new Shane Homes YMCA at Rocky Ridge is a prime example.

As construction of new neighbourhoods proceeds at a frantic pace, the City is doing its best to make these collections of houses feel like home. That's why it committed $480 million to develop four recreation centres in freshly built suburbs. One of those projects, approved in 2012 and set to open in January of 2018, is the new recreational facility in the northwest community of Rocky Ridge.

Amy Shafer found her own private oasis in Watermark at Bearspaw

Amy Shafer grew up on a farm, so when it came to building her dream home, being immersed in nature on the doorstep of wide-open park space was a top priority. She and her husband, and their three children, had been living in Valley Ridge, but just didn't feel connected. Their search for the perfect lot brought them to Watermark in Bearspaw, where they purchased a 1.33-acre home site that backs on to an Aspen grove, a freshwater pond and walking trails. The community features 46 acres of parkland and 16 ponds, and brushes up against the Haskayne Legacy Park, with trails connecting to Calgary and Cochrane.
