Radius Rising: Bridgeland condo project is a welcome sign of progress for Bucci Developments

When Mike Bucci completes his Radius condo project in early 2019, it's unlikely to be the end of his company's love affair with The Bridges — a redevelopment in the north inner-city neighbourhood of Bridgeland.

In fact, the vice-president development for Bucci Developments says when the City puts the remaining three parcels of land in the last phase of The Bridges on the market he will be first in line to buy.

"We're calling the City every day telling them we're interested," he said. "We love Bridgeland and it's a pretty special site."

The why of walkability

Experts tout prevalence in today's homebuying decisions

Walkability has evolved from a buzzword to an influential part of home purchasing decisions in Calgary, say real estate experts.

And to meet growing demand for improved accessibility, developers and planners need to start now by designing communities of tomorrow through a more pedestrian-friendly lens.

"(Walkability) is important to our customers," said Brookfield Residential development manager Tara Steell. "We're hearing from them and using best practices to create communities with master-planned communities. We have the ability to influence that and try to get people out of their cars."

Ever wonder what a $4 million home looks like?

People have differing opinions of what a luxury home truly means. For some it's price, for others sheer size, and for others still it's the prestige of an exclusive location – whether that means an inner-city lot in the middle of the action or a secluded acreage with mountain views. However, when it comes to luxury, seeing is believing. With that in mind, let us take you inside some of the Calgary area's most luxurious homes, all currently priced at over $4 million.

South Point in Airdrie takes next step

New community to house close to 1,600 residents

After a few trips to the drawing board, the new Airdrie community of South Point has sketched its way to approval, and will be highlighted by a much-needed link in the city's road system.

Located on a 28-hectare plot east of Hillcrest, south of Morningside and 40th Avenue S.W. and west of the CP Rail tracks, the Vesta Properties' project will eventually host an estimated 587 residential units that will service close to 1,600 residents.

With questions over density allocations and housing mix, the original Neighbourhood Structure Plan (NSP) was defeated by Airdrie council in September. A re-worked plan was approved in late January.

Mortgaging to fight mortality

Mortgage company helps fight kidney disease with fundraising program

Dave Kelly set out to help his friend raise money for charity in Lethbridge.

But within a few months, his idea – the Kidney Mortgage, a fundraiser for the Kidney Foundation of Canada – had grown bigger than he ever imagined.

"It started off as something small," said Kelly, a mortgage associate with Dominion Lending Centre Mortgage Excellence in Lethbridge. "But the idea has really been taking off."

Hope is on the way

Inn from the Cold reports consistent number of bed stays to 2015

A haven of hope – that's how many guests at Inn from the Cold describe Alberta's only barrier-free shelter exclusively for families, which continues to see capacity-like numbers leading into one of its busiest times of the year.

"One of the things we're doing here is restoring dignity," said director of donor relations Janeen Webb.

In the face of Alberta's ongoing economic downturn, Inn from the Cold has reported about 30,000 bed stays so far in 2016. Webb said that's consistent with 2015 when the organization saw almost 40,000 stays by year's end.

Buying from a builder

Buying directly from a builder has many advantages and a few potential drawbacks

Myron Hildebrand is no stranger to working with builders. His current home is proof of that experience, having hired Sunset Homes to execute the build on his semi detached space, which he intends to turn into two investment properties.

"Buying from a builder, you have so much more control over the final product," said Hildebrand. "It's a fun process to go through."

The height of luxury

Vancouver-based developer encouraged by uptick in luxury home sales

Vancouver-based developer Concord Pacific says it is encouraged by the Calgary market. Sales of its Eau Claire luxury condo tower, The Concord, have hit 67 per cent.

"It's coming out of the ground. We're pouring the P1 (parking) level and you have to understand that this parkade has never been done in North America by anybody. Nobody has ever done nine-to-13-foot ceilings on four levels of parkade. This is a unique situation," said Grant Murray, senior vice-president of sales for Concord Pacific.

Murray says that coupled with the flood mitigation work that took an extra year to design into the base of the building, it was pivotal to do it right. By Easter, he says, they should be at podium level and the completion is expected to be December 2018.

A Transition in the Making

Detached sales activity boosts February housing market

After the first two months of the year, Calgary's detached sector continues to drive a slow transition in the housing market.

February sales totaled 1,342 units, which is still 19 per cent below long-term averages, but an improvement over the past two years.

As sales kept trending upward, detached inventory levels continued to ease in February. These conditions caused months of supply to fall to 2.4 months, putting less downward pressure on pricing.
