Thirty-somethings Joshua Pinter and Michelle Maguire made the leap into home ownership in November of 2016.

The couple purchased a two-bedroom home on the 26th floor of the second tower at the Guardian project in Victoria Park. The recently married and energetic duo have busy careers: Joshua is a product manager for a software company and Michelle works in business development. The couple says they both have the downtown mentality so they kept their home search to a small radius around the core. They both loved the view from the Guardian with its floor-to-ceiling glazing and vistas of both the mountains and the downtown's high rises.

Home buyers from different generations share a connection due to oversupply in the apartment sector

It's the kind of thing that plays out in movies. A connection develops between the younger and older generations — think Matt Damon and Robin Williams in Good Will Hunting.

And while that fictional relationship was initially fraught with tension, the bond they developed benefitted both parties. It's a storyline not unlike the scene playing out right here in the local real estate market.

The Waterfront development, an 11-building project, has become a landmark in downtown Calgary for Vancouver-based developer Anthem.

Elva Kim, vice-president of sales and marketing for Anthem, says five buildings have been completed now with close to 630 units just east of Eau Claire Market and along the Bow River.

"It's great. It's absolutely a landmark development for Anthem, both in terms of product, timing and location," said Kim.

First-time home buyer finds her new abode by following her instincts

Danielle Burtoway has always had her sights set on buying a home, rather than renting one.

"I want to be smart about it," said the 24-year-old, who currently lives with her parents. After looking for the past several months, Burtoway has taken the proverbial plunge – she's buying a unit in Copperfield Park III.

While Burtoway admits that price was a definite consideration, she didn't commence her property search with a specific list of criteria.

Suburban condos appeal to those looking for good value

After renting a condo in Marda Loop for the past ten years, Kerri-Lyn Ouellette is moving: She's buying a condo in the suburbs. Her choice? Hopewell Residential's Sandgate development in Mahogany.

"Marda Loop isn't affordable for a single woman with a middle income. Condos in the suburbs, however, are affordable," said Ouellette, adding that Sandgate condos start in the $190s range.

Ouellette says market conditions played a primary role in her decision to buy now.

National activity down from 2015, but consistent with 2014, says CMHC

Foreign ownership of condominium-style apartments in Calgary this year is unchanged from a year prior and continues to represent a small proportion of the total market, according to a new report.

In a recent briefing, Canada Mortgage and Housing Corp. (CMHC) noted foreign buyer activity in the city's apartment sector represented 0.9 per cent of all activity in 2016. That's down from 1.1 per cent in 2015, but up from 0.2 per cent in 2014.

Second career was a natural transition for 2001 CREB® president Marlene Swinton

After years of managing her late husband's architecture practice, Marlene Swinton was looking for a change.

"I wanted to do something different and my cousin said, 'why not real estate? You know buildings.' I thought it might be really interesting, so I took a course and I loved it," said Swinton, who went on to fulfill a 27-year-long career in the industry that included a term as CREB®'s president in 2001.

Signs of economic hardship started to reveal themselves by the end of 2014, recalled then-CREB® president Bill Kirk 

While the true severity of the economic slump currently dominating headlines had yet to been felt in 2014, Bill Kirk said the writing was already on the wall by the end of his tenure as CREB® president.

Oil production in the Middle East had just started to ramp up, prices for a barrel had started to fall and jobs in Calgary were suddenly in question, he recalled.

"By the end of 2014, there was talk of an oil glut," said Kirk. "We knew there would be fallout ... (but) no one knew what would happen.

"We were all surprised at how slowly through 2015 the bad news hit."
