Love It or List It Vancouver’s Todd Talbot draws heavily on his own homebuying experiences during his Calgary Home and Garden Show presentation on “right sizing.” According to Talbot, right-sizing requires homeowners to do an honest audit of what is important to them when it comes to their living space.

The road to right-sizing

HGTV star Todd Talbot shares advice from 20 years in real estate at the Calgary Home and Garden Show

At the age of 22, Vancouver actor Todd Talbot bought his first home, paying his mortgage with the help of a rent-paying friend.

It was a unique occurrence among his theatre colleagues.

"(As an actor) you don't make a ton of money and you are pretty transient," said Talbot, who, as a teenager, appeared on the Hillside TV series with fellow Vancouverite and current Hollywood heavyweight Ryan Reynolds.

However, it was this initial foray into real estate – $190,000 for a two-bedroom, two-bathroom condo two blocks from Kitsilano Beach – that sparked Talbot's second career as an entrepreneur, leveraging one piece of property for another, and then another, and eventually leading to ownership of several real estate companies.

Carbon monoxide safety measures for homeowners

Recent, heart-wrenching news stories about deaths from carbon monoxide poisoning, including a young boy in Airdrie, have people thinking about CO safety in their homes.

"Carbon monoxide is a colourless, odourless, tasteless, non-irritating gas that is poisonous," said Carol Henke, public information officer with the Calgary Fire Department.

A touch of colour

Tips and tricks for DIY room painting

Before running a paint roller over any wall in your home, Ryan Tantzen, manager at Anilin Decorating Centre, says you should first "figure out your needs for the project."

"Whether you're looking to sell your home, or stay in it, will dictate those needs," he said.

The general rule of thumb? If you're looking to sell a house, it's advisable to use a light colour.

Park place

Jennifer and Mike Elliott created their perfect home alongside nature in Woodbine

When Jennifer and Mike Elliott moved to Calgary from Regina with their two young children 20 years ago, they had several must-haves on their home wish list. Namely, the home had to be in an area that was child-friendly, and close to schools, parks and mature trees. They purchased a four-bedroom home in Woodbine with an old-world front porch, just minutes from Fish Creek Park. Now that their kids are grown, they have renovated their home top to bottom, including a new kitchen, bathrooms, flooring, lighting and furniture. The final stage was completed last year – a brand new art studio and gallery for Mike, who has shifted his career focus from the oil and gas industry to art.

Mission possible

Renovations on a $5,000 budget

At first glance, doing meaningful home renovations for $5,000 is akin to those travel guides for "Europe on $10 a day": easier said than done. Yet, like the backpacker who squeezes every penny from their budget to travel the globe, affordable renovations are not out of reach if you spend your nickels and dimes wisely.

According to Bob Weir, vice-president of operations with Calgary's Reborn Renovations, making improvements with $5,000 certainly narrows your options, but it can be done.

Safe and sound

Security solutions for the modern home

Home is where you expect to feel safe, and for some people, that means adding a home security system.
Years ago, homeowners had two choices: have a system professionally installed, or make do with simple devices, such as timers to turn lights on and off, and clunky, wired security cameras.

But thanks to today's technology, there are numerous devices that a do-it-yourselfer can install, while the option of leaving things up to the pros is also still available.

November in the garden

Gathering in the beauty of the season

Weather changes in Calgary quicker than a fashion model on a runway. Clear and sunny becomes snow, and then rain and wind follow – sometimes all in one day.

But don't fret: Calgary holds the record as the sunniest city in Canada. This means we still have sunny days ahead this month. Take advantage of the light and boost your natural vitamin D levels while finishing up some last-minute garden jobs. Gardening builds health and happiness while you create a great yard and enhance neighbourhood beauty. While you are out in the garden, don't forget to:
Hardy perennials like Rudbeckia might hang onto their petals into November.

October in the garden

Preparing for the winter ahead

It's October and it's time to get serious about the fall garden. Plant bulbs, rake apples, empty compost and clean out plant pots before the sleet and snow freezes everything solid like a jellied salad.
