Urban planning experts offer tips on how to shop for your next neighbourhood

Is it a neighbourhood with a lake so you don't need a vacation cottage?

Or an upgraded, older neighbourhood with lots of housing choices?

Perhaps a community with a main street so "you don't have to jump in your car to get a quart of milk?"

When urban commentators weigh in on what homebuyers, first-time or otherwise, should be looking for when they chose a place to live the emphasis is on community amenities – or as Greg Morrow puts it, looking "outside the four walls" of the home, to the DNA of the neighbourhood.

CalgaryNEXT, the proposed $890-million home of the Calgary Flames and Calgary Stampeders, may mark a new chapter for the city's pro and amateur sports community.

Yet it could also spell the end of McMahon Stadium, one of Calgary's most hallowed landmarks, and create a development opportunity that many experts say is rare in a city this size.

"It's an interesting situation because it doesn't happen often that you have a large piece of land in the inner city ready to be developed," said Bryan Romanesky, a former city planner and CEO of City Trend, a planning and permit firm.

On Feb. 25, the City of Calgary is reporting back to residents on changes to the proposed Currie Barracks redevelopment following public engagement sessions held last year.

"We heard what citizens had to say about the proposal, now we want to let the public know how its feedback was used, what has changed in the application and what will be included in the recommendation to Calgary Planning Commission," said Craig Sklenar, senior planner with the City's Planning Department.

Shopping communities within communities popping up all over Calgary

All over Calgary, a trend has begun.

Communities that once would've used a simple strip mall to provide residents with amenities are increasingly turning retail offerings into miniature town centres, plazas and High Streets, creating communities within communities.

Brookfield Residential recently announced its southeast community of Seton would be throwing their hat in the power strip pile, with plans for more than 800,000 square feet of retail space.
