South Health Campus anchors diverse southeast-Calgary communities
Right now, it takes Michael John Suva 30 to 45 minutes on public transit to commute from his home in Shawnessy to his job as a nursing attendant at Calgary's South Health Campus (SHC), the city's newest hospital, located in the deep southeast.

Inward growth
City continues process of intensification, as communities adjust to higher-density living
For a long time, news stories about development in Calgary tended to paint a picture of a city growing out of control, with headlines like "Calgary battles urban sprawl" or "Calgary versus the car: the city that declared war on urban sprawl."
Rylan Graham, an instructor in the University of Calgary's Faculty of Environmental Design, says after the Second World War, much of the population growth in cities occurred on the urban-rural fringe.
"This is the form of growth that is often connected with the term urban sprawl," he said. "Generally, planning has come to recognize the ills of urban sprawl – that it is unsustainable socially, economically and environmentally."

Kensington connection
Thriving community of Sunnyside is beloved by residents and developers alike
A community with an undeniable entrepreneurial and artistic character, Sunnyside is a place where anything can happen, and often does. Together with its western neighbour, Hillhurst, it makes up the funky, inner-city village known as Kensington, with its inspired restaurants and popular watering holes.
Events like the annual summer-time favourite Harry Potter Festival frequently transform the streets. During the Harry Potter Festival, muggles and wizards alike can try on a wand for size or flip through a "Marauder's Map" at Flourish & Blotts (the one-day only rebrand of Pages Bookstore), have tea leaves read, or scoot across town by departing from platform nine and three-quarters at the Sunnyside CTrain station.

Pushing the parking optional concept
Builders believe buyers will eventually see benefits of sans auto
Condo buyers in Calgary's Beltline will soon see vehicle ownership as a peripheral requirement, but it will still take some time for the current mindset to change, says a developer who brought the notion of "parking optional" to Calgary.
The Beltline – which stretches from 14th Street S.W. to the Elbow River and the rail tracks south to 17th Avenue, plus the Stampede Grounds – is one of Calgary's hottest and most densified communities. And many new condo buildings, first planned several years ago, are just now starting to spring up despite the downturn.
Although the N3 development in East Village received plenty of press recently for not including parking, it was Toronto-based Lamb Development Corp.'s 6th and Tenth project in the Beltline that first brought the concept to Calgary, said president and CEO Brad Lamb.

CREB®Now recently sat down with Calgary Transit senior transit planner Asif Kurji to discuss everything from how upcoming transit projects will factor into Main Streets to why he believes the city doesn't have any secrets.
CREB®Now: For those who are not familiar with it, what is Main Streets?
Kurji: The Main Streets initiative is a City initiative that is looking at 24 main streets in Calgary. The goal is to learn and understand each street, including their history and character, and then to create a strategy to enable growth along each of the main streets. Main streets provide an opportunity for mixed-use development such as residential, commercial and retail, and make a street great for people to live, work and play. Examples of main streets being look at include Centre Street N., Edmonton Trail N.E., Ninth Avenue S.E. in Inglewood and Kensington Road N.W.

Where will Calgary's newest hot spot emerge?
People are always on the lookout for the next big thing, and that search extends to the world of real estate.
When it comes to reading the proverbial crystal ball as to which community will emerge as Calgary's next inner-city hot spot, the author of the blog The Everyday Tourist, Richard White, suggests one look north.
"The northwest inner-city communities are becoming much more urban and desirable," says White, explaining the growth of these communities has coincided with the relatively recent expansion of facilities like the Alberta Children's Hospital, the Foothills Medical Centre, SAIT and the University of Calgary campus.

Highland Park reimagining could invigorate northwest community
The former Highland Golf Course in northwest Calgary could be host to a new kind of activity in the form of a major redevelopment.
Developer Maple Projects Inc. recently shared plans for its "reimagining" of the 21-hectare site – which would include up to 2,100 housing units as well as a commercial development along Centre Street N. – at an open house which drew, among others, members of the local community association, who believe the development could provide a boost to the area.
"Absolutely, it can be a huge benefit for the community,"

We are working with the developer to come up with something that's awesome for them, for our future neighbours and for our existing neighbours."

Several major projects in Calgary expected to capture headlines in 2016
Calgary is expected to look a lot different by the end of this year thanks to the opening of several highly anticipated developments that promise to reshape the local landscape, say officials.
"It was a good year in 2015, and the projects continue to come in for 2016," said Kevin Griffiths, director of inspections and permit service at the City of Calgary.
The National Music Centre, a new international terminal at the Calgary International Airport and the new central library are just a handful of the projects that could see their doors open in 2016.
While acknowledging downtown office construction projects have slowed, Griffiths said the pace for other commercial projects have increased. He singled out the Residence Inn by Marriott and SilverBirch Conference Centre, planned for the former site of the Alberta Boot Company on 10th Avenue S.W.

As city plans next phase, new study reveals light-rail transit has positive effect on property prices
Light-rail transit could boost the value of your home. At least that's the general finding of a new study from the University of Calgary.
According to new research obtained exclusively by CREB®Now and completed by Economics master's degree student Laura Dick, LRT line development has had a modestly positive effect on the price of housing located close to stations along new lines in Calgary.
"Properties within zero to 500 metres of a station saw, on average, an increase in sales price of about 1.5 per cent compared to properties that are 2,000 metres or more away from a station," said Dick, whose recently completed work is still to be published in an academic journal.
