Prices remain similar to last year, but ease in October

October's housing market conditions closely echoed previous months' trends, with easing sales, rising inventories and downward price pressure. Like last month, the monthly activity was not enough to derail gains that occurred earlier in the year.

Airdrie's history is full of colourful people and interesting stories

When R.J. Hawkey arrived in the region of the Airdrie Station House along the Calgary to Edmonton railway, he became one of the first private land owners in the fledgling community.

Hawkey decided to build a school on some of his land, and set himself up as Airdrie's first teacher.

While most people take great care to choose the place they want to call home, one could say Airdrie chose Wendie and John Pilkington. More precisely, their son and his growing family chose Airdrie for them, when he relocated from England to a new job in the city of nearly 65,000.

Since 2014, the elder Pilkingtons have resided in Cooper's Crossing, which has been voted Airdrie's best community for five years in a row.

"Airdrie is where the kids are and that's where we are," said Wendie Pilkington, admitting that even when they first moved, they weren't sure they would remain. After nearly 30 years of living in England's comparatively grey climes, Airdrie's year-round sunshine was particularly attractive.

The ambitious retail development has enjoyed smooth sailing, even through periods of economic downturn, and become the go-to shopping centre for area residents and visitors alike.

Located in Rocky View County, just north of Calgary on Highway 2, CrossIron Mills occupies 1.4 million square feet across 674 acres of land. It offers 200 specialty stores and premium-brand outlets, as well as 17 large-format anchor stores.

While mall patrons sing its praises, some feared the timing of its launch in 2009 might start things off on the wrong foot.

Kipp McGonigal and his family built their forever home at Cooper's Crossing

With a background in cabinetmaking and a flair for design, it's no wonder that Kipp McGonigal is passionate about architecture. So, when it came time to build his family's dream home, he turned to McKee Homes, an Airdrie-based design/build firm he had worked with previously to great success.

With four kids ages eight through 11 and a pet bunny, the McGonigals wanted to create a family-friendly space in a family-friendly neighbourhood. It also needed to be a home that could take McGonigal and his wife through their retirement years. They found the perfect lot, located on a park in the Airdrie community of Cooper's Crossing, and set their long-awaited plan into motion.

Inventory increases and sales drop in September, but overall sales for the year remain higher than last year

Strong gains in the first half of 2017 have put Calgary year-to-date sales at seven per cent above last years' levels and 11 per cent below long-term averages, but challenges remain with easing sales and rising new listings.

Inventories rose across all property types to 6,861 units, while both apartment- and attached-style properties saw the highest inventory on record for the month of September.

New community to house close to 1,600 residents

After a few trips to the drawing board, the new Airdrie community of South Point has sketched its way to approval, and will be highlighted by a much-needed link in the city's road system.

Located on a 28-hectare plot east of Hillcrest, south of Morningside and 40th Avenue S.W. and west of the CP Rail tracks, the Vesta Properties' project will eventually host an estimated 587 residential units that will service close to 1,600 residents.

With questions over density allocations and housing mix, the original Neighbourhood Structure Plan (NSP) was defeated by Airdrie council in September. A re-worked plan was approved in late January.

For Sue and Jason Bissonnette, East Village condo investment was too good to pass up

Forty-somethings Sue and Jason Bissonnette love to travel and experience new things. They own vacation properties around the world, including a three-season recreation trailer at B.C.'s Moyie Lake and two timeshare properties in the Caribbean. Always on the lookout for new investment opportunities, the couple couldn't resist exploring the options when they were introduced to Knightsbridge Homes' N3 condominium project. They were attracted to its East Village location – steps away from the downtown core and the LRT – and the car-free lifestyle. A Car2Go membership, furniture package from Ikea and a Biria urban bicycle sweetened the deal. In the end, the Bissonnettes purchased a 498-square-foot, two-bedroom, one-bathroom condo on the 14th floor.

Trevor Gibbs and Melissa Wellingtan doubled their living space with a new Airdrie townhome

Trevor Gibbs and Melissa Wellingtan both love to whip up culinary gems in the kitchen – he loves to cook and she enjoys baking. But with a nine-year-old son, a 17-year-old cat, and the fact that Trevor works from home, space in their 800-square-foot, two-bedroom Airdrie condominium was at a premium. The small space made it hard to move around the home, let alone cook or entertain.

So, in December of last year, the couple started looking for a bigger space with room for the family to grow. They found everything they were looking for, including a state-of-the-art kitchen, at the Gates at Hillcrest in Airdrie, a townhome development by Mattamy Homes.
