Hide and seek

The broad appeal of secret-room renovations

If you love those scenes from old movies where a wall opens to reveal a secret room, you can now put yourself squarely in the picture. Hidden rooms in houses – usually custom-built homes, rather than existing structures – are growing in popularity, and for good reason.

"The demand for these rooms is huge right now, partly because thieves aren't taking televisions or stereos anymore – they're going after your identity," said Sandy Scheiris, CEO of Nulock Builders Inc.

$300,000 - $500,000

Calgary home choices that won't break the bank

Not so long ago, half a million dollars in Calgary might get you a starter home, minus the view. Today, buyers in the $300,000 - $500,000 range will like what they see when weighing their options.

$300,000 and under

Limited budget need not limit buyer options

A dollar may not go as far as it used to, but $300,000 can still take Calgary homebuyers a long way.

"At that price, you could look at a one- or two-bedroom apartment with underground or outside parking, and an elevator if you want a high-rise," said Monique Windrem, a REALTOR® and leasing agent with Hope Street Real Estate Corp. "You might get extra storage, and if you opted for a one-bedroom, you may also have a gym, concierge and security if you're not set on living downtown."

$500,000 - $750,000

Diversity and volume of home options offer something for homebuyers of every stage

There is no such thing as a "typical" home in the $500,000 to $750,000 price range in Calgary's market today.

"It is more than a starter home, but no mansion," said Ray Riley, a REALTOR® with RE/MAX First. "It could even be a teardown in a desirable (inner-city) neighbourhood, or a luxury apartment downtown. It just depends on what the buyer is looking for, and where."

$750,000 - $1 million

Abundance of options underlines the importance of setting priorities

A million dollars used to buy a lot of home for your money.

But what will $750,000 – $1 million get a homebuyer in Calgary today?

Stephanie Campbell, a REALTOR® with Kirby Cox & Associates, says the answer depends entirely on the home's location and your lifestyle priorities.

Established in 1960, Acadia is one example of a middle-ring suburb that is facing more inner-city issues.

Aging gracefully

Leaders in middle-ring suburbs grapple with current challenges, while looking to the future

Crunching the numbers

How much home can you afford?

Shopping for the home of your dreams requires knowing how much you can afford to spend, which for most buyers ties directly into a mortgage.

Financial institutions in Canada look at a buyer's Gross Debt Service (GDS) and Total Debt Service (TDS) ratios to help determine how much mortgage to approve, and therefore, how much home a person can afford.

Mid-century makeovers

Calgary's established suburbs are full of vintage character and reno potential

There are tens of thousands of Calgary homes built from the 1950s through the early 1970s in what were then new suburbs. One thing many of those homes have in common is the need for updating to modern tastes.

When Lewis Cowie bought a home in Kingsland about six years ago, it was as if time had stood still in the classic, 1950s bungalow. Most of the home was still original, right down to the bathroom fixtures, so a major renovation project was in order.

Luckily, Cowie is a director with Corefront Custom Homes & Renovations, and his company was ready for the challenge.

Middle-ring neighbourhoods like Canyon Meadows have many of the amenities of an established inner-city community, combined with the large lots and green spaces typical of a newer suburb.

The forgotten option

Middle-ring neighbourhoods offer perfect balance of suburban charm and inner-city convenience

Between the inner city and the burgeoning suburbs lie Calgary's so-called "middle-ring neighbourhoods," a concept explored in a 2010 study by the University of Calgary's faculty of environmental design.

As the study describes, Calgary's 80 middle-ring neighbourhoods – which include communities like Acadia, Glamorgan and Huntington Hills – are those developed between the 1950s and 1970s and "poised to undergo redevelopment."

Canyon Meadows, established in 1963, is one such community. When Gurmit Bhachu, the current president of the Canyon Meadows Community Association, moved to Calgary in 2004, he and his wife looked for a home.
