Calgary's housing market is showing few signs of letting up, as sales reached 2,915 units in June – a record high for the month.

Enthusiastic conversations around potential cycling pathways connecting Okotoks and Airdrie to Calgary could open up a whole new way to explore the region. As e-bike access and popularity grows, commuting between the municipalities on two wheels is becoming a practical option for many cyclists.

With 2,989 sales, housing market activity hit a new May record.

Despite strong levels of sales, they did trend down relative to last month. Additionally, there were 4,562 new listings, causing seasonally adjusted inventory levels to increase over last month.

There were 3,209 sales in April, a new record high for the month, as Calgary's housing market continues to bounce back from the pandemic lows recorded in 2020.

The third and final phase of public engagement for the Calgary Metro Region Board's (CMRB) growth plan launched late last week.

The growth plan will determine how the CMRB's 10 member municipalities and counties will work together to plan for their next million residents, including considerations of transportation, water management, land use, services and recreation.

On Airdrie's southwest side, Cooper's Crossing stands as an example of what a great master-planned community can look like. It was named after the Cooper family, who farmed the land for more than 100 years. The 320-acre development features 44 acres of parkland, two six-acre ponds and Discovery Park – a multi-generational gathering space with a fire pit, toboggan hill, secret forest, play structures, half-basketball court, gazebo and picnic area.

"Buzzwords like placemaking, walkability or 'live, work, play' communities are popular today, but we had a firm grasp on the importance of these concepts 20 years ago when we first started designing Cooper's Crossing," said Paul Gerla, owner and manager of WestMark Holdings Ltd, the Airdrie-based developer behind Cooper's Crossing.

The established community of Aspen Woods is slated for some growth thanks to the optimistic outlook of a few developers. On the south side of 17th Avenue S.W., immediately south of Aspen Landing Shopping Centre, Ronmor Developers Inc. is in the conceptual stages of its latest project – Springbank Hill Market, a 20-acre, mixed-use, commercial and residential development.

Shovels broke ground in Evanston in 2007, but the community has quickly become one of the fastest growing and most desirable places to live in Calgary's northwest quadrant.

With gains in every price range, residential sales activity in February totalled 1,836 units. This reflects the best February since 2014.
