University District touted as 'once-in-a-lifetime opportunity'

It is the urban employment hub of northwest Calgary. And now, with a projected influx of 6,000 new residences over the next 15 years, the new University District community is slated to become the quadrant's residential core.

The first two housing developments just launched in the District — Ivy by Brookfield Residential and Noble by Truman Homes — will be uniquely positioned in the 81-hectare project between two hospitals (Foothills Medical Centre and Alberta Children's Hospital) and the University of Calgary, for potential buyers.

Now the subject of a formal application for a development permit, the Stadium Shopping Centre redevelopment in northwest Calgary could be one step closer to reality. That hasn't stopped a group of concerned University Heights residents from expressing their concern that the massive project, as is, will create significant traffic flow concerns in the community. Spearheaded by four professors at the University of Calgary, the group recently issued a 15-page report catalogues a number of issues that are being supported by the University Heights Community Association. CREB®Now takes a look at some of those concerns.

'Peak Toilet' Crisis in Calgary's Northwest

Calgary's northwest is in a development freeze until a second sewer trunk can be built through Bowness to accommodate the increase in sewer usage.

Currently, the City of Calgary took extra measures allowing 183 homes, the northwest recreation centre, the Tuscany fire station and a middle school in Royal Oak to finish construction.

Nenshi Talking Cuts to "Sprawl Subsidy"

Mayor Naheed Nenshi may have his work cut out for him in his bid to end Calgary's "sprawl subsidy" by increasing suburban developer levies.

Calling for an end to what he calls a developer "subsidy" that amounts to $4,800 for every new suburban home built in the city, Nenshi has laid out his arguments against the current agreement between the city and suburban developers.
