How building a garage can dramatically increase your home value

Driving has always been a way of life for Calgarians, and given the ubiquity of cars in in the city, garages are a must for almost every home.

Whether looking to build a home for the first time or renovating an old one, detached or attached garages are the options most builders choose. However, special builds also exist and can even include underground parking or tunnels, at costs upwards of $35,000 for a triple-detached unit.

Winter on the water

Calgary's lake communities are great for more than just summer fun

While lakes are thought of as a source of summer-time recreation, they also offer plenty of recreational opportunities during the winter months. Just ask Auburn Bay resident Sonja Hayes-Powers. She, along with her husband and two children, moved to Auburn Bay two years ago.

"We moved here specifically to be in a lake community, because it gives you lots of things to do with your kids, both in winter and summer," said Hayes-Powers. "For example, we'll be going to the lake tonight with some friends to go sledding."

Waterfront living comes at a premium in the Calgary market

DaVinci Homes CEO Naheed Kazmi utters three magic words when describing the appeal of the 31-unit Riviera on the Bow in Parkdale, one of her company's most recent projects: "Location, location, location."

"Everybody wanted that location," she said, recalling when the company purchased the land in 2008 and how she has received many calls since over the years from would-be buyers.

Renovation returns

Will a home makeover make you money?

There are many motivations for renovating a home: expanding the space, upgrading the look or even making the neighbours jealous. While they're all valid, the hope to enrich a house's value along with its appearance is one reason that's often cited. And though there's nothing wrong with that on the surface, it's important to dig deeper to see if a higher home value is really in the cards before taking the renovation plunge.

"It really depends on the type and purpose of the renovation," said Greg Macdonald, president and founder of Sage Appraisals in Calgary and a 23-year veteran of the appraisal business.

"I stress to people that the cost of improvements won't always equal the increase in market value. Developing your basement might give you a 50- to 75-per-cent return and the payoff for landscaping is minimal. With certain unique items, like pools, your return will be next to nothing."

Golf course communities offer homeowners space, privacy and a slice of the action

David Roberts and his wife moved to the northwest community of Valley Ridge in search of open spaces. "We liked the idea of backing on to green space, one way or another," he said.

Valley Ridge, which borders the western edge of Calgary, is one of many communities in the city that features a golf course within its boundaries. That course now provides the green space Roberts and his family were seeking – they live behind the course's first green.

Lake living

Lake communities merge city and cottage life for an experience you can't get anywhere else in Calgary

Greg Macdonald is a self-described "fishing fool."

"I'm either fishing, or thinking about fishing," he said, laughing.

This love of fishing is one of the reasons Macdonald and his wife are buying back in to the community of McKenzie Lake.

"We first bought a house in McKenzie Lake in 1999," said Macdonald.

"We sold it a couple of years ago when the market started to turn, but we just bought back in the area, because we loved lake living so much."

Determining the best RV storage solution for you and your family

Having a recreational vehicle (RV) is a great way to enjoy a weekend retreat with family and friends, but storing an RV during the offseason can be a challenge for owners.

"The number one thing is you need to look at the bylaws of the community you live in," said Chris Swift, sales manager at Woody's RV World in Calgary, adding the rules pertaining to parking and storing RVs vary by city.

Most strictly limit or prohibit storing a vehicle on a city street, but there are exceptions. For example, Swift says, in Airdrie you can park an RV on your driveway provided it does not extend past the property line.
