Two proposed subdivisions set to create new opportunities for luxury homebuyers in Canmore

Canmore's sizzling real estate market is about to get a welcome influx of new product for interested homebuyers.

Two new proposed phases of the 600-acre Silvertip resort development, perched atop the slopes to the east of the TransCanada Highway, will include more than 100 luxury tourist homes.

Qualico Communities hopes to break ground on two new neighbourhood projects later this year

This spring promises to bring changes to both Calgary's natural and built landscapes, as two new developments from Qualico Communities sprout up in some of the most desirable areas of the city.

Together Ambleton in the northwest and Alpine Park (temporary name) in the southwest will see 6,500 to 7,200 new residents and are at various stages of planning and construction approvals, says Clark Piechotta, Qualico's associate director of development.

Natural beauty of Ricardo Ranch represents enormous potential for future community

In just over six months time, an area structure plan (ASP) setting out the vision for a natural, amenity-rich, 570-hectare parcel of land in Calgary's deep south will go before city council.

The proposed new community of Ricardo Ranch is named after an area ranch owned by Calgary Stampede co-founder Senator Patrick Burns, and first established by William Crawley Ricardo.

Pilot planning initiative puts public health front and centre of new community development

A stretch of Nose Creek that straddles Calgary's northwest and northeast quadrants may now be only home to scenic, rolling grassy hills.

But soon enough, about 9,000 city residents could being calling it home sweet home, along with 21,000 jobs, as planning is underway to develop a community with residential, commercial and industrial opportunities.

Most notably, however, is this community, once built, will be one of city's healthiest places to live, work and play.

From soup to nuts

Behind-the-scene details of how communities in Calgary come to life

For casual observers, it might appear that new neighbourhoods just sprout from the ground overnight.

In fact, those first show homes only come after years of planning and negotiation.

"When people see the graders out there, people think that's the start of a community, but it starts long before," said Brookfield Residential senior manager of strategic initiatives Grace Lui.

In the case of Brookfield's up-and-coming Livingston development in north Calgary, for example, grading might have started this year, but land acquisition took place 15 years ago. The new community, which will be comprised of 10,000 homes on 514 hectares of land just north of Stoney Trail, will welcome its first show homes in 2017.
