Southeast Calgary new-community roundup
Over the past two decades, Calgary's southeast quadrant has experienced exponential growth, and that expansion continues with a handful of new communities that are now coming online.
Wolf Willow
The latest project by WestCreek Developments, Wolf Willow offers plenty of nature, a well-curated builder group and a convenient location a stone's throw away from established conveniences. The 500-acre (202-hectare) community, which occupies the former Inland Concrete site, extends along the Bow River adjacent to the existing communities of Walden and Legacy. Parks and pathways weave through the community and wind alongside the river, leading to neighbouring Fish Creek Park. The community is also bordered by the Blue Devil Golf Course.
"Wolf Willow layers contemporary design, plentiful amenities and a strong connection to the river, bringing the lifestyle and beauty of the Bow River Valley to your doorstep," said Kalida Manarin, marketing manager for WestCreek Developments.
The builder group includes Cove Properties, Madison Avenue Group, Stepper Homes, Shane Homes, Jayman Built, Morrison Homes and Trico Homes. Ten showhomes launched at the end of September. A variety of home styles are available, from apartment-style condos to townhomes, duplexes and a selection of single-family designs. Homes start in the $180,000s.
Seton
Launched in 2018, Seton offers downtown-style living in the city's southeast suburbs.
"Seton is unlike any other new community in Calgary," said Jessie Seymour, senior manager of community experience with Brookfield Residential, the developer behind the community. "It started with the construction of the Urban District. Now it is a bustling urban centre that is welcoming people home."
She adds that Seton combines all the best components of exceptional urban design.
"Those who choose to call Seton home will enjoy the modern conveniences of beautiful new homes paired with an exceptional lifestyle that prioritizes healthy living and connection," she said.
The community features 16 acres of environmental reserves, plus another 16 acres of open space in Seton's Central Park that are packed with pathways for biking, strolling, running and enjoying the beauty of nature. The pathways link up with the Rotary/Mattamy Greenway pathway and park network, which leads to the Bow River pathways and around the city.
Life in Seton revolves around the Urban District, with its vibrant pulse and bevy of shops, pubs and restaurants. The new YMCA, library and South Health Campus hospital complete the suite of amenities. Seton is also slated for five school sites – the first, Joane Cardinal-Schubert High School, opened in 2018.
East Village
Just east of Calgary's downtown core along the banks of the Bow River lies the East Village, a major success story in inner-city redevelopment and renewal. Thanks to a partnership between the City of Calgary and the Canada Municipal Land Corporation (CMLC), the once neglected lands have been transformed into a vibrant community with stellar architecture, fluid community programming and an over-the-top arts scene.
"With over 1,400 completed homes, dozens of new businesses and more than a million visitors a year, the East Village is fast becoming the real-life city neighbourhood that's defining not only downtown, but all of Calgary," said Clare LePan, vice-president of marketing and communications with CMLC.
The East Village combines heritage architecture with state-of-the-art, highrise condos. The community is home to the new Central Library and the National Music Centre. Restaurants, coffee shops, public art and pop-up markets add to the vibrancy of the area.
In the summer of 2020, a brand-new Real Canadian Superstore will open its doors as the anchor tenant in the 5th and Third retail development. Above it will rise Arris, a 190-unit rental project from Bosa Development.
Currently, plenty of opportunities exist to live in this evolving neighbourhood, from FRAM + Slokker's Verve – where there are a limited number of move-in-ready condos available for purchase – to the Hat by Cidex, which is now leasing one-, two- and three-bedroom rental units.
