Builders busy in surrounding region

Homebuilders and developers continue to be active in the surrounding area, with a number of new, highly anticipated communities under various stages of development.

CREB®Now takes a closer look at several noteworthy projects currently underway:

Harmony in Springbank

Harmony, located west of the City adjacent to the TransCanada Highway, is a joint-venture management partnership between Bordeaux Developments and Qualico Communities. The master-planned community will not only have 3,500 homes when all is said and done, but will also have its own village retail core and a large lake and wetland area.

Adding to the development's prestige will be the inclusion of the Phil Mickelson National Golf Club, where six of the holes will be completed this year. The course is the first to bear the PGA star's name in Canada.

With grading, water and sewer services, and concrete and paving in the first two phases completed, 15 show homes built by Baywest Homes, Augusta Fine Homes, Broadview Homes, Homes by Avi, and Sterling Homes have opened their doors.

Bordeaux president and chief executive office Birol Fisekci said Harmony has been seeing strong interest by buyers despite the downturn because of its diverse housing mix.

As well as playing a major role in the creation of Harmony, Qualico will be bringing on yet another phase of its Crestmont development just west of Canada Olympic Park. This phase will see additional single-family, multifamily and townhouse opportunities.

Airdrie

Airdrie has a lot on its development plate — planned, approved and underway.

"Airdrie has experienced a change in the composition of the housing market, rather than an overall slowdown," said City of Airdrie planning and sustainable development manager Tracy Corbett. "Developers are responding to market conditions and affordability."

South Point by Vesta Developments has been approved for approximately 600 homes; as well, it is moving to complete a project previously called Crown Shores Apartments that will have three more buildings totalling about 400 units.

Vesta is best known in Airdrie for its Williamstown development in the city's northwest quadrant where several phases are complete and occupied. Work continues on the sixth and seventh phases of the community.

Melcor, meanwhile, is continuing to finalize its plans for Airdrie's first lake community, Lanark, in the city's southeast. Upon completion, Lanark is expected to have an estimated 1,200 homes spread out over more than 65 hectares.

Lanark is a follow-up to Melcor's neighbouring King's Heights development, which will be entering its 16th phase later this year.

Hillcrest by Apex Land in Airdrie's southwest quadrant is entering its final phases. In the meantime, Apex has partnered with Wenzel Developments on the Midtown project near the city's core where work has started on the first two phases.

In addition to having a parcel of land within Hillcrest, the first phase of Mattamy Homes' South Windsong area is also now complete. Additional phases are either under construction, at approvals stage, or on hold.

Lastly, as Hopewell Residential winds down work on Heron Point in Reunion, the approval process for Davy Creek in the northwest quadrant of Airdrie has started.

Cochrane

The Willows and Fireside, two developments by La Vita Land Inc., continue to progress in Cochrane, said general manager Justin Mauro.

Two new phases have recently opened in Fireside where a school will be open next year. And in Willows, the fourth phase will have a mix of homes, while work on a central park will be completed this year.

Tamani Communities continues to develop its Riversong lands, focussing on the Riviera portion alongside the Bow River. So far, 900 homes have been built in the first eight of 10 phases of Riversong/Riviera, said Tamani vice-president Cam Hart. Next up is the neighbourhood of Precedence of Riversong.

Other Cochrane projects include Southbow by Hopewell Residential, Sunset Ridge by Melcor, Heritage Hills by Harmony Park and Heartland by Apex Land.

South of Calgary

United Communities has two developments currently in their respective outline plan stages. The first is on more than 110 hectares of land next to D'Arcy Ranch golf course; the other is on more than 60 hectares on the east side of Northridge Drive.

"We expect to get land use approval this year and have show homes built in 2017," said United marketing director Steve LePan.

The company also has more than 120 hectares on the west side of Chestermere, east of Calgary, that are currently at the outline plan stage.
