Diverse development: New multi-family offerings in Calgary's surrounding areas
Traditionally the domain of the single-family home, Calgary's outlying bedroom communities are stepping up their game with a wave of new multi-family offerings.
Okotoks
Located in the town's northwest quadrant, adjacent to D'Arcy Ranch Golf Club and connected by the future Gateway Village amenity hub, the master-planned communities of D'Arcy and Wedderburn offer multi-family product types that are designed to complement the greater suite of offerings in Okotoks's residential arena.
Partners Development Group is offering a collection of Built Green certified townhomes from the $340,000s, with old-world front verandas, double garages and three bedrooms. Two models, the Mesa and Sierra, are available now. Both hover around 1,430 square feet.
Morrison Homes is also offering a collection of villa-style homes starting from the $490,000s, with main floor master suites and five floor plans. These start at 1,248 square feet and top out at 1,454 square feet.
Airdrie
Within the community of Chinook Gate by Brookfield Residential, Avalon Master Builder is launching live/work townhomes – a new twist on the builder's eco-friendly and sustainable Zen townhomes.
"The work space is pre-zoned for up to 50 per cent of the developed space and accommodates a long list of businesses," said Chris Williams, vice-president of Avalon Master Builder.
With four models to choose from, ranging from 1,240 square feet to 1,458 square feet, the design options are endless. Floor plans easily accommodate either an integrated live/work arrangement or a separate, secured live/work space. "Many may also choose to use the flex space instead as additional living space for a den, rec room or media room," said Williams.
Cochrane
Along the banks of the Bow River, Tamani Communities has released Precedence, the final piece of Cochrane's Riversong community. "We've definitely saved the best for the last," said Cam Hart, vice-president of Tamani Communities.
Located on the ridge – with commanding views of the Rockies, the Bow River Valley and the town of Cochrane – Precedence will offer a collection of West Coast contemporary townhomes by Trico Homes. Details are still being finalized, but product should hit the market this fall. Homes will feature two-storey, 1,400-square-foot laned designs, with detached double-car garages, and walkout and sunshine-style lower levels.
Chestermere
Skylar Townhomes launched in early spring in the popular, family-friendly community of Kinniburgh – just steps from Chestermere Lake, the Calgary Yacht Club and all its amenities.
Developed by Alture Properties and designed by BCW Architects, the three-storey townhomes offer plenty of space (up to 1,700 square feet), with two- and three-bedroom floor plans to choose from. Plenty of glitzy finishings, from quartz countertops to vinyl plank flooring, add to the appeal.
"Based on our research, we saw a demand for more affordable housing in the Chestermere area," said Peter Cheung, president of Alture Properties. "We set out to build something that millennials and first-time homebuyers can afford, while benefiting from the lifestyle that Chestermere has to offer."
