SPONSORED: Hawks Landing in Crossfield combines small-town charm, big-city amenities and great value
Tucked away just five minutes north of Airdrie and less than half an hour away from Calgary, the hamlet of Crossfield offers the best of small-town living, plus quick and easy access to the rich amenities of two vibrant cities.
It's a fact that wasn't lost on Creation Communities, a developer and homebuilder with a knack for identifying small, well-located towns that offer a connected, vibrant and affordable lifestyle.
"Crossfield is really safe. It's a nice town to raise your kids in," said Simret Rai, sales manager for both Creation Communities Inc. and Homes by Creation, the company's builder arm.
"The cost of living is low, yet it is close to major highways. CrossIron Mills is 10 minutes away and it is a five-minute drive to the Superstore in Airdrie. If you live in Calgary, sometimes it can take 20 minutes to get to the grocery store."
Creation Communities currently has projects on the go in several Alberta communities – including Springbank, Innisfail and Leduc – and another is about to launch: Hawks Landing in Crossfield.
"We will have a really diverse selection of home offerings, with pricing starting in the high $200,000s." - Simret Rai, Creation Communities Inc.
The master-planned community spans a quarter section (160 acres) of land, filled with rolling hills and prairie grasslands. At completion, it will feature a central pond with meandering pathways, bike trails, beautiful landscaping, a new school and almost 1,300 homes.
"We will have a really diverse selection of home offerings, with pricing starting in the high $200,000s," said Rai. "That's a really great price, especially with so many people now working from home after COVID-19."
Home offerings include attached homes with front garages, laned homes with rear-detached garages, brownstones, townhomes, villas and side-by-side duplex designs. Many of the plans feature front verandas and styles range from traditional to more contemporary.
"The plans offer lots of flexibility, with most having a den on the main floor and a bonus room on the second level," said Rai.
Designs also offer a side entrance to the basement level and lots of flexibility to customize both interior finish choices and the floor plan.
In some of the single-family home designs there is also an option to have both a front-attached garage and a double-detached rear garage that accesses the lane. Rai says this makes a second-storey carriage home a possibility, with town approval. It's a perfect scenario for an office, a mother-in-law suite, or a place for the kids to hang out and study virtually.
Hawks Landing will feature designs from Homes by Creation and a curated collection of other builders.
Rai says the community will be launching soon, but the Lotus – a two-storey, three-bedroom, front-drive-garage showhome – is open for viewing in the adjacent community of Iron Ridge, where Homes by Creation and Creation Communities are also developing close to two dozen single-family lots.
The showhome is located at 1200 Iron Landing Way in Crossfield and is open Monday through Thursday from 3 p.m. to 8 p.m., and Saturdays and Sundays from noon to 5 p.m. For more information, visit homesbycreation.ca.
